What should a metal-roof maintenance check cover?
- Gutters, outlets and valleys for leaves, silt and other debris.
- Sheltered areas that do not receive normal rain washing.
- Visible corrosion, coating breakdown or staining.
- Loose, damaged or missing flashings and obvious fastener issues.
- Debris around solar equipment, penetrations and roof-mounted structures.
- Downpipes and overflow paths for signs of blockage.
- Nearby branches or materials that are rubbing, dropping debris or creating persistent wet areas.
RANZ and COLORSTEEL both emphasise drainage, debris and regular inspection. MRM also identifies vulnerable micro-environments and unwashed areas as maintenance concerns. Sources: Roofing Association of New Zealand; COLORSTEEL; NZ Metal Roofing Manufacturers.
How often should a metal roof be maintained?
There is no single RoofHub interval that overrides the product warranty. Frequency depends on exposure, product, roof geometry and whether surfaces are naturally rain-washed. COLORSTEEL publishes different maintenance expectations for different environmental categories, with sheltered areas requiring deliberate washing. Sources: COLORSTEEL.
Why do coastal and sheltered areas need extra attention?
Salt and other contaminants can accumulate where rainfall does not wash the roof effectively. COLORSTEEL ties environmental severity and maintenance to exposure, while MRM describes severe marine micro-environments around eaves and other vulnerable areas. Sources: COLORSTEEL; NZ Metal Roofing Manufacturers.
What maintenance should not be a DIY roof walk?
RANZ warns that working at height needs proper competence and controls. RoofHub recommends ground-level observation, safe access to internal areas where appropriate, and professional roof access for tasks that require being on the roof. Sources: Roofing Association of New Zealand.
If older textured roofing may contain asbestos, do not waterblast or use compressed air. WorkSafe published a 2026 safety alert after contamination incidents and specifically prohibits high-pressure water or compressed air on asbestos-containing material. Sources: WorkSafe roof warning.
What records are worth keeping?
- Roof product and colour/coating.
- Installation date and contractor.
- Warranty and registration documents.
- Manufacturer maintenance instructions.
- Dates and photos of professional inspections or repairs.
- Any roof-mounted equipment added later.
- Invoices and scope for repairs that alter flashings, fixings or penetrations.
Building Performance says contractors must provide certain completion information for residential building work, including ongoing maintenance requirements and warranties/guarantees. Keeping those documents makes future maintenance and claims easier to interpret. Sources: Building Performance.
Related questions
Can I waterblast a metal roof?
Roof cleaning methods depend on the roof material and condition. If older textured tiles or another material may contain asbestos, WorkSafe says high-pressure water spraying must not be used. For coated steel, follow the product manufacturer care instructions rather than a generic pressure-washing rule. Sources: WorkSafe roof warning; COLORSTEEL.
Do I need to wash a COLORSTEEL roof?
COLORSTEEL says sheltered areas that do not receive natural rain washing may need regular manual cleaning, and requirements vary with environment and application. Check the warranty/maintenance guide for the actual product and site. Sources: COLORSTEEL.

Estimate it, refine it, or ask RoofHub.
Start with approximate information, use actual measurements when you have them, or ask RoofHub to explain the decision. A roofing contractor still needs to confirm the site, specification and final quotation.
