Maintenance

Roof painting or replacement? When coating helps and when it does not

Roof painting is maintenance, not a new roof. RANZ’s coating code says coating is not weatherproofing and only extends the life of a suitable existing roof for a limited time. Painting makes sense when the substrate is sound and the problem is mainly the protective surface; perforated corrosion, brittle roofing, failed flashings or widespread substrate failure need repair or replacement first. What roof coating can and cannot do

RANZ’s Roof Coating Code of Practice describes coating as a process that can restore appearance and protect a suitable substrate from degradation, but explicitly says roof coating is not weatherproofing and should not be expected to perform like a new roof. What restoration contractors report - and how RoofHub treats that evidence

Signs the roof may be a coating candidate

  • The roofing material itself is still sound.
  • Coating fade, chalking or light surface deterioration is the main problem.
  • Localised corrosion can be prepared and repaired without widespread perforation.
  • Flashings and fixings can be repaired to a sound condition before coating.
  • The coating manufacturer has a preparation/primer/topcoat system suitable for the substrate.

For metal roofs, NZMRM says repaint performance depends on correct surface preparation and compatible coating products. It provides separate preparation guidance for white corrosion, red corrosion, unpainted and pre-painted cladding. Sources: NZ Metal Roofing Manufacturers.

Signs painting may be the wrong investment

  • Rust has perforated multiple roof sheets or widespread laps/edges.
  • Roofing is brittle or no longer safe to load.
  • Leaks come from failed junctions or material failure that coating will not correct.
  • The roof needs extensive sheet/tile/flashing replacement before it can even be coated.
  • Older Decramastic/stone-chip roofing has uncertain asbestos content and would be disturbed by the proposed preparation method.

RANZ says the coating contractor should assess age, condition, extent/cost of repair and practical suitability before accepting a roof for recoating. At some point replacement is the more appropriate option. Sources: Roofing Association of New Zealand.

Will painting stop a leaking roof?

Do not use paint as the diagnosis. A leak caused by a failed penetration, valley, flashing, loose fixing, split sheet or deteriorated membrane needs that defect corrected. Coating may be part of later maintenance, but the water-entry path should be addressed first. Sources: Roofing Association of New Zealand; NZ Metal Roofing Manufacturers.

Roof cleaning and coating is work at height

WorkSafe treats roof washing, moss/lichen treatment, inspection, leak repair and coating as roof-restoration or maintenance work. Appropriate fall controls still apply even where the task is short. Sources: WorkSafe New Zealand.

What should a roof-painting quote identify?

  • Roof material and existing coating condition.
  • Repairs required before coating.
  • Cleaning/treatment method and asbestos controls where relevant.
  • Primer and topcoat system, including manufacturer.
  • Number of coats or specified dry-film system where applicable.
  • Access/fall-protection scope.
  • What happens if preparation reveals material too deteriorated to coat.
  • Product/applicator warranty and maintenance requirements.

Related questions

Does roof paint make an old roof waterproof again?

No. RANZ describes coating as protective/aesthetic maintenance rather than weatherproofing. Active defects and failed roofing components need repair or replacement. Sources: Roofing Association of New Zealand.

Can a rusty iron roof be painted?

Light or localised corrosion may be treatable with correct preparation and compatible primers, but perforated or widespread failed steel is a repair/replacement problem rather than something paint can rebuild. Sources: NZ Metal Roofing Manufacturers.

Can you waterblast Decramastic before painting it?

Not until asbestos risk is resolved. WorkSafe says high-pressure water and compressed air must not be used on asbestos-containing material, and its 2026 warning included a 1970s Decramastic roof that tested positive for chrysotile asbestos. Sources: WorkSafe roof warning.
