Roof warranties in NZ: product, workmanship and legal rights

A roofing "warranty" can mean several different things. A manufacturer product warranty covers specified product performance under its terms; a roofer may provide separate workmanship or installation cover; and residential building work also has statutory implied warranties under the Building Act. These protections have different parties, conditions, claim processes and time periods, so compare the actual documents rather than the biggest number of years. What are the Building Act implied warranties?

Building Performance says implied warranties apply to residential building work for up to 10 years regardless of whether there is a written contract or the project cost. They cover matters including Building Code compliance, good workmanship and completion within agreed or reasonable timeframes. Sources: Building Performance.

There is also an initial 12-month defect repair period. Building Performance explains that if a homeowner notifies the contractor in writing during that period, the contractor must put defective work right within a reasonable timeframe unless the contractor can show the issue is not their responsibility. Why do product warranties vary by location and environment?

Manufacturer warranties can depend on the selected product and environmental exposure. COLORSTEEL, for example, publishes environmental categories from mild through extremely severe and says product suitability, warranty and maintenance can vary with coastal proximity and local conditions. Sources: COLORSTEEL.

Can maintenance affect warranty coverage?

Yes, manufacturer warranty and care guidance can require inspection or cleaning, especially in sheltered or coastal areas. Keep the maintenance instructions and completion documents supplied with the job. Sources: COLORSTEEL; Building Performance.

What warranty questions belong in a quote comparison?

  • What exact product warranty document applies?
  • Who registers the product warranty and when?
  • What workmanship warranty is provided by the contractor?
  • What maintenance is required to preserve coverage?
  • Are coastal or special-environment conditions relevant?
  • What completion documents, producer statements, records or care instructions will be supplied?

Do not collapse all of those answers into a single "years of warranty" score. They cover different risks and may be provided by different parties. Sources: Building Performance; COLORSTEEL.

Estimate it, refine it, or ask RoofHub.

Start with approximate information, use actual measurements when you have them, or ask RoofHub to explain the decision. A roofing contractor still needs to confirm the site, specification and final quotation.
